Premier Office Space Filled at GSQ

GEN1 Office Building Reaches 100% Occupancy in Goodyear's GSQ Downtown District

The 103,630-square-foot GEN1 office building at GSQ is now 100% leased, marking a major milestone for Goodyear's office market and continued economic growth.

Developed and owned by Globe Corporation and leased by CBRE, GEN1 has quickly established itself as a premier Class A office destination. Its full occupancy reflects strong demand for high-quality, well-located office space and reinforces Goodyear's position as a competitive market for business investment.

GEN1 features a diverse mix of tenants across key industries including healthcare, education, financial services, engineering, real estate, and flexible workspace. Major tenants include Spaces, occupying more than 22,000 square feet of co-working space; Avila University Arizona, with more than 17,000 square feet dedicated to higher education; and American Vision Partners, delivering specialized healthcare services.

Additional tenants include a strong concentration of financial and professional service firms such as American Wealth Advisers, Raymond James, Edward Jones, Bell Bank Mortgage, Farm Bureau Insurance, and three title companies - Great American Title Agency, WFG National Title and Navi Title. The building also supports a range of business services, engineering firms, and real estate groups, creating a well-rounded professional community. These additional tenants include KB Homes, Roman Empire, Mellon & Sons, BPR Construction, Dibble Engineers and Realty One.

"This marks a significant milestone in our vision of innovation, collaboration, and economic growth," said Mayor Joe Pizzillo. "We extend our welcome to the businesses at GEN1 and look forward to their continued success in Goodyear."

The building's success and the success of the entire GSQ project underscores the effectiveness of the public-private partnership between Goodyear and Globe Corporation, which continues to advance the broader vision for GSQ as a mixed-use district that integrates office, healthcare, education, and lifestyle amenities.

George Getz, Co-CEO of Globe Corporation added, "Seeing such a strong mix of businesses at GEN1 is a testament to the appeal of this state-of-the-art building and the continued growth of Goodyear. We look forward to building on this momentum as GSQ evolves."

GEN1's full occupancy represents continued progress within the GSQ masterplan. GSQ is being developed as a walkable urban center with upscale mixed-use development that includes a gathering place with first-of-its-kind entertainment concepts, a mix of both high-end and fast-casual restaurants with sprawling patios, along with an eclectic mix of retail and specialty shops.
