Dentons advises The Social Hub on strategic partnership with Ardian and Rockfield for Berlin hybrid property

Amsterdam/Düsseldorf/Luxembourg-Global law firm Dentons advised The Social Hub on the sale of a majority stake in its Berlin hybrid real estate property to Rockfield and Ardian. The acquisition was made through the buyers' joint pan-European investment platform for purpose-built student accommodation (PBSA). The Social Hub retains a minority stake and will continue to operate the property under a long-term management agreement.

Strategically located next to Alexanderplatz in central Berlin, the property comprises 474 units spread across ten floors. It combines student housing with options for long- and short-term stays, as well as public spaces and social-impact focused programming for the local community. The partners are planning an €18 million renovation program designed to premiumize rooms, co-meeting and event spaces, and to create a new co-working area and F&B spaces, among other features.

The transaction marks the first step in The Social Hub's growth strategy based on an "asset-light" model and marks the group's entry into its next phase of Europe-wide expansion.
