JLL arranges refinancing for newly renovated Hilton Dallas Plano Granite Park

CHICAGO, July 28, 2026 - JLL's Hotels & Hospitality group announced today it has arranged the refinancing for the Hilton Dallas Plano Granite Park, a 300-room full-service hotel in Plano, Texas.

JLL worked on behalf of the borrower, Driftwood Capital, to secure the floating-rate, three-year loan through a debt fund.

The property is situated within Granite Park, a 90-acre Class A mixed-use development at the intersection of Dallas North Tollway and Sam Rayburn Tollway in West Plano. The development encompasses more than three million square feet of office space occupied by Fortune 500 companies and features The Boardwalk, a waterfront dining and entertainment district with numerous restaurants and retail establishments. The hotel is supported by demand generated by the office park's concentration of corporate headquarters and regional offices, with transient business travelers representing more than 30% of room nights and group business accounting for nearly 15% as of year-end 2025.

Driftwood Capital acquired the hotel in June 2023 and completed a comprehensive $8.5 million renovation in March 2025. The property improvements included all 300 guestrooms, which feature 144 king rooms, 140 queen rooms and 16 suites, as well as public spaces throughout the nine-story building. The renovation also transformed the property's food and beverage outlets, which now include Carso Restaurant with indoor and outdoor dining, Carso Market for grab-and-go service and Prairie Fire bar with an outdoor patio. The hotel features 30,000 square feet of meeting space, anchored by the Prairie Ballroom that can accommodate up to 1,300 guests for conferences, weddings and social events.

The property is located within the West Plano and Frisco submarket of Dallas-Fort Worth, one of the nation's fastest-growing metropolitan areas that is projected to add more than 595,000 new residents through 2030. The submarket serves as a major business district supported by major corporate headquarters and benefits from proximity to entertainment attractions including Legacy West, The Star in Frisco and PGA Frisco. The hotel is positioned near multiple professional sports venues and retail destinations, with complimentary shuttle service providing access to nearby attractions.

West Plano and Frisco have experienced significant corporate relocation activity due to the area's diversified talent pool, high-quality real estate and strategic location within the Dallas-Fort Worth metroplex. The submarket houses numerous Fortune 500 companies and has experienced significant corporate expansion activity, historically supporting demand for business accommodations. The area's mix of corporate offices, sports facilities and mixed-use developments generates steady commercial and leisure activity throughout the year.
