Sept. 17, 2026 (DENVER) - Attorney General Phil Weiser today announced a settlement with Sares Regis Group, a property management company operating in the Denver metro area, after an investigation found the company discriminated against prospective tenants by refusing to accept housing vouchers, including Section 8.
Source of income discrimination occurs when a landlord refuses to rent to someone because of how they pay their rent, including through housing vouchers or rental assistance. Under Colorado law, landlords are required to accept lawful sources of income, including housing vouchers, with limited exceptions.
The attorney general's office found that Sares Regis Group told prospective tenants that rental subsidies and housing vouchers were not accepted at its properties, effectively denying housing to qualified applicants and misrepresenting their obligation under the law. The attorney general alleges these actions violated the Colorado Anti-Discrimination Act and the Colorado Consumer Protection Act.
"In Colorado, everyone has the right to fair access to housing," said Attorney General Weiser. "Discrimination of any kind will never be tolerated in our state, and we will continue to hold landlords who discriminate, based on source of income or otherwise, accountable."
The case originated from testing conducted by the Housing Rights Initiative, a nonprofit organization that identifies housing discrimination and shared its findings with the attorney general's office.

Under the settlement terms, Sares Regis Group has agreed to:
The agreement also prohibits Sares Regis Group from misrepresenting whether it accepts housing vouchers or other lawful sources of income in the future.
Coloradans who believe they have experienced housing discrimination, including discrimination based on use of housing vouchers, can file a complaint with the Colorado Attorney General's Office at coag.gov (opens new window) or the Colorado Civil Rights Division.
