The Stacks Wins Best Base Building Project at the 2026 CREW DC Awards

1.1-Million-Square-Foot Waterfront Development in Washington, D.C.'s Buzzard Point Neighborhood Recognized for Construction Excellence and Sustainable Design

WASHINGTON, D.C. (November 6, 2026) - The Stacks, a nearly seven-acre mixed-use neighborhood in Washington, D.C.'s Buzzard Point neighborhood, won the Best Base Building Project award at the Commercial Real Estate Women (CREW) DC 2026 Annual Awards & Auction. The honor was presented on November 5 at The Mayflower Hotel in Washington, D.C. and recognizes the project's excellence in ground-up construction, innovative design, sustainability and collaboration.

Developed by Akridge and National Real Estate Development, The Stacks is a two-million-square-foot mixed-use development connecting The Wharf and The Yards along Southwest D.C.'s waterfront. Completed in 2025, Phase I of The Stacks transformed a nearly seven-acre former industrial site into 1.1 million square feet of mixed-use development, including three architecturally distinct residential buildings, The Byron, Everly and Colette. The project totals 1,116 residences, alongside 90,000 square feet of residential amenities, 11,000 square feet of coworking space, over 40,000 square feet of neighborhood-serving retail, and more than 22,000 square feet of public open space.

Bringing The Stacks' vision to life meant overcoming significant construction and infrastructure challenges, particularly given the site's industrial history and location within a floodplain. The project required close coordination across multiple design teams to deliver the residential towers, shared amenities and public spaces within a cohesive master plan. The work included new streets, utilities and resilient infrastructure, as well as the voluntary undergrounding of approximately 3,000 feet of public utilities. The Stacks also prioritizes sustainability and resilience; it earned LEED Gold certification and incorporates advanced stormwater management, rooftop solar panels and extensive native plantings.

The Stacks also prioritizes a pedestrian-oriented public realm. Approximately 300,000 square feet of parking was placed below grade, freeing the street level for retail, landscaping and public spaces. At the heart of the neighborhood, the Corso, a pedestrian-only cobblestone promenade, connects the residential buildings with shared amenities, retail and landscaped gathering areas. The South Heart, Peninsula Park and Passage further contribute to a network of gathering spaces designed for year-round activity, while Dry Dock, a 15,000-square-foot event lawn, accommodates outdoor programming and community events. Together, these spaces establish a connected, walkable environment that encourages community interaction and brings new activity to the Buzzard Point waterfront.

The Stacks is a collaborative project led by master developers Akridge and National Real Estate Development, along with an esteemed group of architects, including Handel Architects, Gensler, Morris Adjmi Architects and Eric Colbert & Associates. Capital partners include Akridge, Bridge Investment Group, Blue Coast Capital and National Real Estate Advisors. West 8, Urban Matters, Lee and Associates Inc., Margie Ruddick Landscape, Oehme van Sweden and ParkerRodriguez are the landscape architects.
