PASADENA, Calif - The City of Pasadena is reminding tenants and landlords that the City's temporary Fast-Track Remediation Program for wildfire-related smoke, ash, and soot complaints will remain in effect only through Saturday, April 11, 2026. The program was established to provide timely inspections and remediation in areas most likely impacted by wildfire conditions following the January 2025 windstorm and fire event.
The Fast-Track Remediation Program applies to eligible complaints involving wildfire-related smoke, ash, or soot damage in rental properties located north of the I-210 Freeway and west of Sierra Madre Boulevard. Tenants in the affected area who believe their unit may still be impacted are encouraged to request an inspection before the program deadline.
When the City receives an eligible complaint within the Fast-Track area, the landlord and/or property owner is required to retain an Environmental Consultant or Certified Industrial Hygienist to inspect the unit and identify any necessary remediation measures. City Code Compliance then schedules a reinspection to confirm that all required inspections and remediation have been completed, if necessary.
In October 2024, Senate Bill 610 updated wildfire debris inspection standards. Under state law, the presence of debris from the Eaton Fire disaster, regardless of volume, constitutes a substandard condition until it is confirmed that the debris does not contain toxic substances. These changes strengthened protections for tenants living in wildfire-impacted areas.
Complaints received outside the Fast-Track program area, or after the April 11 deadline, may still be addressed through the City's standard wildfire-related inspection process. Under that process, City staff will conduct an inspection in response to complaints received and may issue an Order to Comply requiring remediation as needed.
