Newmark, in its capacity as exclusive leasing agent on behalf of ownership, Banyan Street Capital

announces the launch of APEX Atlanta, a newly rebranded, three-building Class A office campus formerly known as Atlanta Financial Center in Atlanta's Buckhead submarket. The new identity is reflective of Banyan Street Capital's broader repositioning strategy, designed to elevate and reestablish the property as a premier Buckhead mixed use destination. Newmark has been retained as exclusive leasing agent of the office components of the project. Newmark Executive Managing Director Craig Kalinowski and Senior Managing Directors Brad Kirschner and Stewart Thrash are leading leasing efforts on behalf of Banyan Street Capital.

"The launch of APEX Atlanta reflects our conviction in Buckhead and establishing a new beginning for this irreplaceable landmark property," said Zac Gruber, Principal and President of the Office Division at Banyan Street Capital. "Tenant demand in Buckhead continues to concentrate in the highest-quality buildings, and we are approaching each of the three towers with a distinct strategy to meet it. The work currently underway at APEX North is the first step in a broader, campus-wide plan."

Since acquiring the campus in July 2025, Banyan Street Capital has initiated a comprehensive repositioning and capital improvement program, beginning with a $4 million transformation at APEX North,, the 241,000 SF office tower situated along Peachtree Road, with completion anticipated in February 2026. The renovation will introduce a new lobby and arrival experience featuring abundant natural light, contemporary finishes, warm materials and enhanced gathering areas, with improvements extending to the elevator and floor lobbies. Additional upgrades include a new on-site café and replacing the former bank branch in APEX North with a more elevated dining and beverage location directly on Peachtree Road.

Complementing the improvements, Banyan Street is rolling out a slate of new speculative suites totaling approximately 16,000 square feet are scheduled for delivery in November 2026. Ranging from approximately 2,800 to 5,500 square feet, the move-in-ready suites feature flexible layouts incorporating private offices, meeting rooms, open work areas and modern break areas. Additional leasing opportunities range from 2,000 to 50,000 square feet, including a larger block available at the top of APEX North.

"APEX represents a compelling repositioning opportunity that builds on the campus's established presence in Buckhead," said Kirschner. "We look forward to partnering with Banyan Street Capital to advance its long-term vision, with strategic capital improvements and a new prebuilt suite program positioning the campus to attract a broad range of tenants."

APEX Atlanta is a 914,774-square-foot office campus comprising three interconnected towers in the heart of Buckhead. The property features a comprehensive amenity offering, including on-site dining, fitness and conference facilities, outdoor gathering spaces and structured parking. Strategically located along Peachtree Road, the campus provides direct access to GA-400 and the Buckhead MARTA station, as well as proximity to the area's extensive retail, dining and hospitality offerings, including Lenox Square and Phipps Plaza.

The initial improvements at APEX North represent the first phase of a broader vision for APEX, with additional repositioning initiatives planned across the campus. At APEX South, an approximately 284,000-square-foot office tower, Banyan Street Capital is engaged with a partner to redevelop the building into live/work residences. The project will deliver approximately 260 residential units into an Atlanta market with the lowest supply of new deliveries since 2016.

At APEX Tower, Banyan Street Capital is in the early stages of a planned comprehensive redevelopment that would transform the 19-story, approximately 386,000-square-foot tower into a trophy-quality office building. The envisioned program, designed by Smallwood, essentially brings the building back to the slabs and columns and includes a new curtain wall façade, removal of the skybridges and signature architectural crown, a new lobby and arrival experience, new building systems and vertical transportation, a tiered town hall and conferencing center, and a penthouse tenant lounge with a rooftop skydeck. Banyan Street Capital is also in discussions with a diverse mix of high-end food and beverage partners to anchor the tower's ground floor. With floor plates of approximately 16,000 to 18,400 square feet, the redeveloped tower is being positioned for large-block users at a time when contiguous trophy-quality space in Buckhead is limited. Additional details on APEX Tower and APEX South will be announced at a later date.
