CBRE Investment Management ("CBRE IM"), on behalf of a fund sponsored by the firm, has acquired a portfolio of eight logistics assets strategically located across Italy's five largest logistics corridors, representing a significant step in expanding CBRE IM's European logistics platform.
The portfolio totals approximately 327,000 sqm of gross lettable area. All eight assets were disposed of by different real estate Funds, managed by primary Italian GPs and underwritten by Techbau and BGO. All the assets are strategically distributed across four of Italy's most established logistics submarkets: three assets in the Bologna market, three in the Rome area, one in the Milan market and one in Verona.
Each location benefits from direct access to Italy's primary motorway network, with strong connectivity to the A1 Milan-Naples corridor, the A14 Adriatic motorway and the A22 Brenner corridor, positioning the portfolio to serve both national distribution and cross-border European trade flows.
All assets are newly built to Grade A specifications with strong sustainability credentials, including LEED Platinum or Gold certification for all schemes, offering occupiers modern design, high-quality warehousing and strong connectivity to major transport routes. Several sites also provide residual buildable surfaces, creating opportunities for future development.
Seven of the eight assets are equipped with solar photovoltaic installations, delivering a combined capacity of more than 23 MWp, enhancing operational efficiency in line with CBRE IM's environmental goals and the fund strategy.
Current portfolio occupancy is at 100%, with a tenant mix that includes third-party logistics operators, luxury fashion, DIY, home improvement retail and food service distribution, ensuring strong covenant quality and alignment with structural growth drivers in the Italian market.
