NJHMFA Financing to Bring 55 New Affordable Senior Apartments to Gloucester County

TRENTON, NJ - Aging in place means remaining in the community that you call home, even as your needs change. A new affordable housing development in Gloucester County will ensure that 55 seniors will be able to age in place with dignity and independence, as these units will provide a safe and modern home designed with their needs in mind.

At its September 3, 2026, Board meeting, the New Jersey Housing and Mortgage Finance Agency (NJHMFA) approved more than $16.1 million in financing commitments for Nicholas Angelo DiLella Senior Housing, a new three-story development planned for 400 Harmony Road in Greenwich Township.

Residents will be offered access to a community room, on-site laundry facilities, an exercise room, case management space and management offices. Outdoor amenities will include walkways, benches and garden areas designed to provide residents with opportunities for recreation and social interaction.

"Nicholas Angelo DiLella Senior Housing will provide more than apartments. It will create a community where 55 seniors will live independently, with rental assistance, supportive resources and amenities that contribute to their quality of life. NJHMFA is proud to help make this important investment in Gloucester County possible."

The new community will be adjacent to many of the shops and grocery stores that Greenwich has to offer and will be only half a mile from the Greenwich Public Library and C. A. Nothnagle Log House, a historic landmark from when the area was part of the New Sweden Colony.

NJHMFA is providing $16.1 million in financing and $6.7 million worth of 4% Low-Income Housing Tax Credits to make this new community's construction possible. All 55 apartments will be supported by a Project Rental Assistance Contract through the U.S. Department of Housing and Urban Development, helping ensure the homes remain affordable for seniors. The rental assistance is expected to convert through HUD's Rental Assistance Demonstration program once the development stabilizes.

Construction is anticipated to begin in fall 2026 and finish in fall 2028.
