Governor Kathy Hochul today announced more than $32 million in awards through the Long Island Investment Fund (LIIF) to further the state's efforts to increase the housing supply. The funding will support six transformative housing projects across Nassau and Suffolk counties, creating 899 new housing units including 482 affordable units. The projects, representing more than $529 million in total investment, will help address Long Island's housing shortage while expanding affordable, supportive and homeownership opportunities and creating new housing near transit and downtown centers.
"Every New Yorker deserves access to a safe, affordable place to call home, and my administration is committed to building more housing in communities across Long Island," Governor Hochul said. "Through the Long Island Investment Fund, we are supporting projects that will create hundreds of new housing units and give more families and New Yorkers the opportunity to build their futures on Long Island."
Empire State Development President, CEO and Commissioner Hope Knight said, "Under Governor Hochul's leadership, the Long Island Investment Fund is helping unlock the private investment needed to address one of the region's most pressing challenges. These awards will turn underutilized properties into productive developments, support critical infrastructure and bring hundreds of millions of dollars in new investment to communities across Nassau and Suffolk counties."
New York State Homes and Community Renewal Commissioner RuthAnne Visnauskas said, "New York is leading the way on increasing our housing supply and improving affordability - and nowhere is this more apparent than on Long Island. With 900 new homes, including nearly 500 affordable homes, these six developments will increase housing availability and expand homeownership opportunities while also supporting local economies. We are grateful to Empire State Development and our project partners for their dedication to Governor Hochul's housing agenda."
Empire State Development Board Chairman Kevin Law said, "A strong Long Island economy depends on making it possible for people at every stage of life to put down roots here. These developments will expand the range of housing options available to Long Islanders while helping our downtowns grow, supporting our workforce and ensuring the region remains a place where businesses and families can thrive."
Senator Monica R. Martinez said, "Having a place to call home provides the stability that allows people to build their lives and a future. This investment of more than $32 million will help create nearly 900 additional housing units across Long Island, providing new opportunities for people who want to stay here. I thank Governor Hochul for her commitment to working with the Legislature and local communities to address the state's housing shortage and make it possible for more people to continue calling New York home."
State Senator Siela Bynoe said, "Long Island's housing shortage continues to put pressure on families, young adults, and seniors who work hard to live in the communities they call home. Investing in housing in Westbury is an important step toward addressing this affordability crisis and creating more opportunities for residents. The planned AR Westbury development will bring new rental housing near the Westbury LIRR station, with more than 10% of the units designated as affordable housing. We must continue to make investments that expand housing options and ensure Long Island remains a place where working families can afford to put down roots."
Assemblymember Charles Lavine said, "Amidst an ongoing shortage, providing New Yorkers with more housing options continues to be a cornerstone of Governor Hochul's tenure in office. I am thankful for this investment in Long Island's housing infrastructure, which includes additional affordable commuter-friendly living space with easy downtown access in both Glen Cove and Westbury."
Westbury Mayor Peter Cavallaro said, "I and the Village Board are pleased that LIIF has chosen AR Westbury as a recipient of a $5 million grant to facilitate the development of its project near our Westbury Train Station. The project advances the Village of Westbury's transit oriented development vision by creating additional housing opportunities for our residents while at the same time transforming and cleaning up underutilized and blighted properties. These investments are important and necessary and ensure a sustainable and vibrant future for our community."
Town of Islip Supervisor Angie Carpenter said, "We sincerely thank Governor Hochul for her continued partnership and support of housing initiatives that address one of the most pressing challenges facing Long Island, particularly housing that is affordable for working families, young professionals, seniors, veterans and those who want to remain in the communities they call home. The Town of Islip is proud to have earned the designation of a Pro-Housing Community, affirming our commitment to responsible growth and expanding housing opportunities. From projects like One Carleton Green and The Belmont at Eastview in Central Islip, to the transformative vision of Heartland Town Square in Brentwood, and now St. Joseph's Village and Steel Campus, we recognize that meeting our region's housing needs requires thoughtful collaboration, professional planning, and sustained investment. We appreciate the Governor's focus on these priorities and look forward to continuing our work together to build stronger, more vibrant communities for generations to come."
Long Island Regional Economic Development Council Co-Chairs Linda Armyn and Dr. Kimberly R. Cline said, "These projects respond directly to the needs of communities across Long Island, from creating homes near train stations to bringing new life to vacant and underutilized properties. By pairing housing with infrastructure, retail and public spaces, these investments will help create more connected communities and deliver benefits that extend well beyond the individual developments."
Executive Director of Glen Cove Community Development Agency and Industrial Development Agency Ann S. Fangmann said, "The LIIF awards for the affordable condominiums at Garvies Point and affordable rental units at the Glen Street train station will provide broader housing choices and first time homebuyer opportunities here in the City of Glen Cove, consistent with recommendations from our comprehensive plan. Accessibility to existing parks and transportation resources will help tie these projects into the community, with further investment in public space and recreational resources as part of the redevelopment strategy."
These awards are part of the $350 million Long Island Investment Fund, created to drive economic growth and address critical needs across Nassau and Suffolk counties. Administered by Empire State Development in partnership with the Long Island Regional Economic Development Council, the fund supports transformative projects that create jobs, strengthen communities and drive regional growth, with a particular emphasis on housing development to address Long Island's housing shortage. To date, nearly $74 million in housing investments have been approved through the Long Island Investment Fund, supporting the creation of more than 2,000 homes, approximately half of which are affordable.

Governor Hochul's Housing Agenda
Governor Hochul is dedicated to addressing New York's housing crisis and making the State more affordable and livable for all New Yorkers. Since FY23, the Governor has worked to increase housing supply to make housing more affordable by launching a $25 billion five-year comprehensive Housing Plan, enacted the most significant housing deal in decades and implemented new protections for renters and homeowners. Under Governor Hochul's leadership, HCR has created new programs that jumpstart development of affordable and mixed-income homes - for both renters and homebuyers. To date, New York State Homes and Community Renewal (HCR) has created or preserved more than 4,000 affordable homes on Long Island. These include the Pro-Housing Community Program, which allows certified localities exclusive access to up to nearly $1 billion in discretionary state funding. There are currently more than 460 certified Pro-Housing communities throughout the state.
As part of the FY27 Enacted Budget, Governor Hochul secured a number of landmark reforms to New York's State Environmental Quality Review Act (SEQRA) to speed up housing and infrastructure development and lower costs as part of her "Let Them Build" agenda. "Let Them Build" also includes executive actions to expedite critical categories of projects that have been consistently found to not have significant environmental impacts, but for too long have been caught up in red tape and subject to lengthy delays.
The FY27 Enacted Budget completes the Governor's current five-year Housing Plan to create or preserve 100,000 affordable homes statewide, including 10,000 with support services for vulnerable populations plus the electrification of an additional 50,000 homes. More than 87,000 affordable homes have been created or preserved to date. The FY27 Enacted Budget also invests $250 million in capital funding to accelerate the construction of thousands of new affordable homes.
