Baseball Training Facility 5 Tool Factory and Burn Boot Camp Sign Leases at Arcola Center

Leasing activity adds to recent opening of early childhood education facility Celebree School at 34-acre business community in Dulles, Virginia

DULLES, VA - Baseball training facility 5 Tool Factory and health and fitness center franchise Burn Boot Camp signed leases with St. John Properties, Inc. at Arcola Center, a 34-acre business community in Dulles, Virgina. The recent leasing activity builds on the momentum generated by the opening of a Celebree School franchise at the four-building, 130,000 square foot flex/R&D business park. Dulles Gymnastics, Enginuity Power Systems, Dream On Dance, and Morsink Soccer Academy are additional tenants at the business community situated at the intersection of Loudoun County Parkway and Dulles West Boulevard. St. John Properties' Danny Foit represented the landlord in both transactions.

Summer opening planned for 5 Tool Factory

Former Chantilly High School and James Madison University infielder Jason Cushman, together with local businessman Shant Tossounian, plan to open an indoor baseball and athletic training facility later this summer at 24680 Arcola Center Plaza, a 33,120 square foot flex/R&D building. In baseball vernacular, a 'five-tool player' is considered a complete athlete, excelling across the game's five core skills. 5 Tool Factory's facility is designed to help athletes-from elementary school through college-develop their abilities, build confidence, and train with purpose. "We have configured 5 Tool Factory to be considerably more than a facility with batting cages," stated Cushman, a former captain of the James Madison University baseball team. "We are handpicking instructors with direct experience and proven success in developing athletes to reach their full potential, with an emphasis on motivating players to grow, and develop the mindset and discipline that extend beyond the game. Every action will be intentional with a mission to achieve the optimal result and elevate the overall skillset of the athlete. Instruction received at 5 Tool Factory is more about baseball. In addition to skill development, the data-driven approach will teach participants proper work ethic, leadership, and how to effectively deal with adversity."

Burn Boot Camp franchise relocating existing South Riding facility midsummer

Since opening their first Burn Boot Camp franchise eight years ago, husband-and-wife team Jon and Rebecca Metzger have grown their Northern Virginia health and wellness portfolio to five locations. They now plan to relocate their South Riding-area gym to 24540 Arcola Center Plaza, a 29,040-square-foot flex/R&D building, by mid-summer. The couple also owns and operates locations in Fair Lakes, Falls Church, Gainesville, and Westfields. KLNB's Beth Sargent represented the tenant in this transaction.

Burn Boot Camp offers 45-minute classes focused on strength, conditioning, and High-Intensity Interval (HITT) training in a group setting, with all programs also offering individualized coaching to optimize the effectives of the workout. The concept is differentiated by its reliance on metrics to measure and track workout effectiveness, its emphasis on nutrition guidance, and the availability of its complimentary "Childwatch" amenity which supervises children while their parents partake in exercise regimes. More than 600 gyms currently operate throughout 44 states.

"We surveyed other concepts and believe Burn Boot Camp provides the best option for adults and young people to achieve the highest level of health and fitness based on its proven protocols, data science, and analytics to track performance, and its trained professional staff which are highly motivated to achieve desired results. Each of our five locations are performing exceptionally well, but we needed additional space to accommodate growth at our South Riding gym and the arrival of Arcola Center proved extremely timely. Phase I at Arcola Center nearing completion

Each of the four flex/R&D buildings in Phase I at Arcola Center range from 29,404 to 37,080 square feet and feature free parking and flexible suite sizes to support the real estate needs of professional services, tech firms, light manufacturing, retail-type uses, logistics companies, and a variety of other end-users. The single-story buildings are constructed with 16-18' clear ceiling heights. In addition, the buildings have been designed to earn LEED© certification from the U.S. Green Building Council. Buildings receive this designation based on the use of sustainable and locally-sourced building materials and the implementation of construction practices designed to conserve energy and resources while creating an eco-friendly environment.
