AVON, Ind., Nov. 17, 2025 - Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today the sale of a three-suite retail property in Avon, Indiana.
"This deal generated multiple competing offers within the first 20 days of marketing, receiving strong demand from both in-state and out-of-state investors," said Phoebe Klein, associate investments. "The property ultimately closed in an all-cash transaction to an out-of-state, institutional buyer."
Klein, Sean Sharko, and Austin Weisenbeck, investment specialists in Marcus & Millichap's Chicago Oak Brook office, in collaboration with Josh Caruana, Marcus & Millichap's Indiana broker of record, exclusively marketed the property on behalf of the seller, a private investor whose portfolio is primarily concentrated in Illinois. This asset was an outlier in their holdings. The team also successfully procured the buyer.
The fully occupied, 8,158-square-foot retail center sits on 1.49 acres at 9769 E. U.S. Highway 36 on a signalized corner. Tenants include Smoothie King, Xfinity and Wild Eggs, which recently signed a new 10-year lease. Built in 2012 and remodeled in 2019, the property is shadow anchored by ALDI, Academy Sports + Outdoors and Dollar Tree.
