SOUTH BEND, Ind., Jan. 12, 2026 - Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today the sale of Capital Centre, a two-building small bay warehouse portfolio located in South Bend, Indiana. The property sold for $2.4 million.
"This transaction came together quickly, closing in just 22 business days despite spanning the Thanksgiving and Christmas holidays," said Julia Evinger, managing director investments. "South Bend continues to see strong momentum, driven by over $18 billion in recent economic development, including the AWS data center and Samsung's EV battery plant. The region's industrial market remains tight, with just 2.2% vacancy and access to a 533,000-strong regional labor force."
Evinger, investment specialist in Marcus & Millichap's Indianapolis office, had the exclusive listing to market the property on behalf of the seller, a trust, and procured the regional buyer.
Located at 3371 Cleveland Road, Capital Centre is a two-building, 44,837-square-foot small bay warehouse portfolio in South Bend's Toll Road Industrial Park. The property comprises 16 units with a diverse tenant mix including professional services, medical, industrial and media and entertainment. It is positioned five minutes from the Interstate 90 and U.S. 31 interchanges and is minutes from South Bend International Airport.
