Barings Acquires Cross-Dock Logistics Asset in Hanover, Germany

Barings, one of the world's leading alternative investment managers, has acquired a strategically important cross-dock logistics asset comprising 58,000 sqm of lettable space in Hanover, Germany, on behalf of a core European real estate strategy.

The facility, which is let to a leading e-commerce parcel distributor, forms a key component of the occupier's parcel distribution infrastructure in Northern Germany, serving as a critical hub within a nationwide logistics network that connects numerous regional depots supporting the movement of goods across the region. Located within one of Germany's most important logistics corridors, the asset benefits from excellent connectivity and a high concentration of logistics and distribution occupiers.

The acquisition further expands Barings' dedicated cross-dock strategy, which is focused on acquiring critical supply chain and distribution infrastructure in established, highly connected logistics locations. The asset is let on a strong covenant and benefits from embedded rental reversion, providing asset management opportunities to capture long-term income and value growth.

The investment builds on Barings' successful acquisition of a DHL cross-dock portfolio completed earlier this year and further strengthens the manager's presence within a highly specialised logistics segment. Cross-dock facilities are characterised by high barriers to entry, limited replacement opportunities and deep integration within occupiers' operational networks, supporting their long-term relevance and demand.

The property already benefits from a solid ESG foundation and offers further opportunities for sustainability-led asset enhancement over the long term. The acquisition adds to Barings' existing European portfolio of 1.5 million sqm across 47 assets in the logistics sector.
