Davis Enters Silicon Valley with Acquisition of High-Power San Jose R&D Facility

October 5, 2026 - SAN JOSE

DIV Rio Robles Owner, LLC, an affiliate of Davis Management Company, LLC (Davis), has acquired 51 Rio Robles, an approximately 65,000-square-foot research & development (R&D) and advanced manufacturing building located in North San Jose, California. The building, currently 100% leased to a green technology company, features significant power and infrastructure for tenants in advanced technology industries.

The business plan calls for a repositioning of the property, including a new roof, upgraded HVAC and mechanical systems, renovated interior spaces and exterior improvements. With 3,000 amps of 480V three-phase power, the building has infrastructure suited to a range of R&D, advanced manufacturing and technology users seeking to operate or expand in Silicon Valley.

"51 Rio Robles provides an exciting opportunity for Davis to expand its R&D strategy into Silicon Valley," said Brendan Richards, Vice President of Investments at Davis. "The property brings together several characteristics we look for within our national R&D portfolio: substantial power capacity, existing technical infrastructure, and a location within one of the country's largest concentrations of technology companies. Our planned improvements, including new base building systems, will position the building to better serve companies in AI, semiconductors, robotics, and other advanced technology industries."

51 Rio Robles marks Fund V's first acquisition in California and expands Davis' R&D investment activity into Silicon Valley. Located in North San Jose's Golden Triangle, the property sits in the region's largest R&D submarket, home to significant operations of companies including Apple, Google, Amazon and Samsung. The San Jose acquisition demonstrates Davis' commitment to expanding its holdings in established R&D markets, while pursuing additional investments in properties designed to meet the needs of the AI industry.

The acquisition was brokered by Andy Zighelboim, Kevin Moul, Brad Idleman, Bob Gilley of Colliers. Repositioning is expected to begin in 2027.
