Notice is hereby given that the Board of Appeals for Charles County, Maryland, has received a petition from Stephen H. Scott, on behalf of White Oak, LLC, appealing a Planning Commission Decision on March 23, 2026. In that decision, the Planning Commission voted not to approve the Applicant's request for a modification pursuant to Section 278-104 of the Subdivision Regulations to extend the expiration of a preliminary plan known as Falcon Ridge, XPN #98-0004, for an additional six months. The subject property is located off Mason Springs Road (MD-425), Indian Head, Maryland, and is further identified as Tax Map 21, Grid 7, Parcels 38 and 219, consisting of approximately 117.30 acres of land. The property is zoned Watershed Conservation District (WCD).

The Board of Appeals hereby announces that a public hearing will be held on Tuesday, July 14, 2026, at 6:30 p.m. This hearing will be conducted in a hybrid format, allowing for both in-person and virtual participation. In-person attendees should report to the Charles County Government Building Conference Room (Blue Room)located at 200 Baltimore Street, La Plata, MD 20646. Virtual attendees may join the hearing via video conference. The hearing is open to the public, and public testimony is encouraged.

Members of the public may register to speak or submit comments online at: https://charlescountymd.info/BOAPublicComment. Each speaker will be given three (3) minutes to address the Board. If a registered speaker is not present when called, the County may proceed to the next speaker. Written comments submitted online will be included in the official record only if the individual submitting the comments appears in person to provide testimony.
