ORANGE COUNTY, Calif., Oct. 8, 2026 - JLL Capital Markets announced today the sale of Peninsula Marketplace, a 95,416-square-foot neighborhood retail center situated at 19021-19125 Goldenwest St. in Huntington Beach, California.
JLL represented the seller in the transaction. Westwood Financial purchased the property.
Peninsula Marketplace is a neighborhood shopping center occupying 9.49 acres and was 98.8% occupied at the time of sale. Ralphs serves as the grocery anchor and has maintained operations at the site for more than 25 years. Additional tenants include Planet Fitness, Carl's Jr., Rubio's Coastal Grill and other food service and personal care operators. The center offers 390 parking spaces and benefits from strong customer traffic generated by its grocery and fitness anchors.
Situated at the signalized intersection of Garfield Avenue and Goldenwest Street, Peninsula Marketplace offers exceptional visibility and accessibility in a mature infill location. The property serves residents throughout Huntington Beach and surrounding coastal communities and provides convenient access to major thoroughfares connecting the area with broader Orange County employment and residential centers. Its corner location, established tenancy and limited opportunities for new retail development contribute to its long-term positioning within the market.
Peninsula Marketplace draws customers from an affluent coastal trade area distinguished by strong spending power and established residential neighborhoods. The center's tenant composition emphasizes daily necessities and quick-service dining options that generate consistent visitation patterns throughout the week.
The JLL Capital Markets team was led by Senior Managing Directors Geoff Tranchina and Gleb Lvovich and Managing Director Daniel Tyner.
"Peninsula Marketplace offered a well performing stabilized, grocery-anchored center in one of Orange County's most established coastal communities," said Tranchina. "The property's quarter-century anchor tenure and consistent high occupancy demonstrated its enduring relevance to the greater Huntington Beach community."
"Closing Peninsula Marketplace within nine months of Seacliff Village underscores how much capital is targeting coastal Orange County retail," said Lvovich. "Grocery-anchored centers in Huntington Beach rarely trade, and investors are prioritizing that combination of daily-needs tenancy, affluent demographics and limited new supply. Our familiarity with this submarket and its buyers allows us to match the right capital to each opportunity."
