ALBERTVILLE, Minn., Oct. 30, 2025 - Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today the sale of a net-leased childcare facility, occupied by Everbrook Academy, in Albertville, Minnesota. The property sold for $6,096,510.
"This transaction was a testament to the resilience and adaptability of today's market," said Spencer Berkley, director investments. "Despite the challenges posed by elevated interest rates over the past 24 months, we're now seeing a meaningful shift. Increased activity from 1031 exchange buyers and a noticeable uptick in available capital have brought renewed momentum to deals north of $5 million. This particular asset stood out due to its unique tenant mix and strong in-place cash flow, which helped drive competitive interest and a successful closing."
Berkley, Mark Ruble, Chris Lind and Zack House, investment specialists in Marcus & Millichap's Phoenix office, in association with Jon Ruzicka, Marcus & Millichap's Minnesota broker of record, had the exclusive listing to market the property on behalf of the seller, a Minnesota limited liability company.
Located at 6869 Laketowne Place, the 11,758-square-foot facility is leased to Everbrook Academy under a new 15-year triple-net lease guaranteed by Learning Care Group. The tenant is part of one of the nation's largest early childhood education organizations, with more than 1,150 schools nationwide. Built in 2025, the property is positioned in a growing residential area of Albertville, a Minneapolis-St. Paul suburb.
