Seeing an Opportunity Others Didn't: an MCB Trademark
The Enolia's story began with Morgan State University's endemic need for quality student housing. Morgan State welcomed 11,559 students for the 2025-2026 academic year, marking its fifth consecutive year of enrollment growth and an increase of more than 50% since 2020, a pace of demand far outstripping the supply of nearby housing options.

Having previously delivered nearby Northwood Commons retail center, MCB Real Estate understood the neighborhood, the university's influence on the community and identified a piece of land with significant potential to meet the housing need. But at first glance, it wasn't an obvious site. The parcel was a former brownfield , previously home to car dealerships and other commercial uses and often overlooked by other developers.

The Enolia Before: The Enolia is a transformative brownfield redevelopment located within a Maryland Priority Funding Area and Maryland Enterprise Zone in Baltimore City. A former brownfield once occupied by car dealerships and other commercial businesses, the parcel had long gone undeveloped. The Enolia After: The building meets the International Green Construction Code (IgCC) standards through the use of energy-efficient systems, a high-performance building envelope, and sustainable materials. As an urban infill project, sustainability has been a core focus since its inception.The site features advanced stormwater management infrastructure and extensive native landscaping-including edible plantings-to promote environmental resilience and biodiversity.

To complicate matters, MCB Real Estate began pursuing the project as the world was still grappling with the uncertainty of the pandemic and smaller universities like Morgan State student housing projects did not excite traditional capital sources during that period. Enrollment questions, campus closures, the possibility of long-term remote learning, and general widespread lending hesitancy made a university housing project a low priority for institutional investors.

But MCB Real Estate's team saw beyond the immediate pandemic challenges and focused on the long-term potential of The Enolia. The ability to identify value that isn't yet obvious to the broader market, and to rely on their team's own expertise rather than industry consensus, has been a pattern that has defined MCB Real Estate's approach across its history, seeing what is not yet visible to others. Engineering the Financial Architecture
Rather than wait for market sentiment to shift, MCB forged ahead, dedicated to the project from the start and committed to helping Morgan State address the housing crisis its students were facing. The team assembled a creative capital stack blending social impact capital from philanthropic sources, a loan from Wesbanco and private capital to move the project forward. MCB also partnered with the nonprofit Hamilton-Lauraville Main Street, Inc. (HLMS), which, in collaboration with Morgan State, secured a SEED Anchor Institution grant from the State of Maryland. This funding supported key early-stage work, including the demolition of vacant structures and the relocation of a major utility line to prepare the site for redevelopment.

The next key chapter in The Enolia's story was a strategic five-year master lease with Morgan State University, which includes two renewal options.

By allowing the university to assign bedrooms directly through its Residence Life and Housing program, MCB created a 100% university-backed revenue stream. This provided consistent initial income and the ability to count on a reliable revenue stream for the foreseeable future. The structure also directly benefits students, allowing them to apply financial aid toward housing costs through the residential life program and removing the barrier of individual lease negotiations. And the response was significant with the building opening at 100% occupancy, receiving over 2,000 applications for its 473 spaces within just 24 hours.

The Enolia's delivery and execution didn't go unnoticed. In October 2025, the property was recognized with two Urban Land Institute (ULI) awards: the Wavemaker Award and People's Choice Award. As stated by ULI, the Wavemaker Awards, "recognize individuals, organizations, or projects that have made significant contributions to the built environment in the Baltimore region. The awards celebrate developments that demonstrate excellence in real estate, design, and community impact, specifically aiming to inspire equitable, forward-looking urban development." In April 2026, The Enolia was recognized with the Best Community Impact Award at the 2026 NAIOP Maryland Awards of Excellence.

As for The Enolia's People's Choice Award, ULI says, "the People's Choice Award is a regional honor voted on by the public to recognize a development project that exemplifies design excellence, innovation, and positive community impact."

The property comprises a 473-bed, 151-unit residence spanning approximately 152,335 rentable square feet on a 3.30-acre site.
