Temerity Strategic Partners and Rethink Capital Partners Launch Healthcare Real Estate Partnership

New venture targets up to $1.5 billion of ambulatory medical real estate, micro-hospitals and emergency departments, and inpatient rehabilitation facilities nationwide

CHICAGO and WHITE PLAINS, May 12, 2026 - Temerity Strategic Partners ("TSP"), a Chicago-based real estate private equity firm, and Rethink Healthcare Real Estate ("Rethink"), a national healthcare real estate investment and operating company, today announced the formation of a partnership to support the continued growth of Rethink's leading medical office and outpatient healthcare real estate business.

The partnership will support the acquisition and development of mission-critical healthcare real estate located on and off hospital campuses in demographically compelling markets across the United States. Targeted property types include medical outpatient buildings, diagnostic and treatment facilities, micro-hospitals and emergency locations, and inpatient rehabilitation facilities that are strategically linked to leading health systems and other significant healthcare providers.

To kick off the partnership, Rethink and Temerity have acquired a portfolio of outpatient and rehabilitation facilities with a gross value of over $200 million, establishing the foundation for the growth of the venture. The partnership is expected to support approximately $1.5 billion of healthcare real estate acquisitions and developments.

Rethink Healthcare Real Estate has invested approximately $2.9 billion across more than 100 healthcare real estate projects totaling over 7.3 million square feet in 21 states. The firm operates a vertically integrated platform with in-house acquisition, development, asset management, and property management capabilities, and maintains long-standing relationships with national and regional health systems.
