Rendering vs. Reality: 176 apartments at 2225 Sunset Boulevard in Echo Park

The seven-story development was recently completed by CEI

In Echo Park, Cypress Equity Investments (CEI) recently wrapped up work on a new multifamily residential complex near the intersection of Sunset Boulevard and Alvarado Street.

The OnSunset Apartments, named for their location at 2225 Sunset Boulevard, consists of a seven-story building that will feature 176 studio, one-, two-, three-, four-, and five-bedroom apartments above parking for 203 vehicles.

Advertised rents for the property's market rate units range from $1,745 to $15,050 per month.

Those amounts do not apply to the 18 apartments set aside for extremely low-income households, which were provided in exchange for Transit Oriented Communities incentives to permit a larger complex than would normally be allowed by zoning rules.

Ottinger Architects designed the contemporary podium-type complex, which is clad in metal panels and wood siding. OnSunset scales down to a four-story profile facing Elsinore Street to the north, and includes street-fronting live/work along Sunset Boulevard.

According to the Ottinger Architects website, the design for 2225 Sunset was inspired by the site's hillside location. Likewise, the website of Integrare Group, the project's general contractor, indicates that the property includes a courtyard and a rooftop deck.

The development joins a handful of similar multifamily residential buildings proposed near Sunset and Alvarado, including a mixed-use complex beginning to rise at the former site of Taix Restaurant.

While CEI may be based in Los Angeles, the bulk of the company's activity is concentrated in the City of Santa Monica, where it has more than a half-dozen projects planned or under construction.
