A condo building slated for tony coastal Connecticut is already attracting homeowners looking to downsize

About 80 units are now for sale inside a forthcoming condominium community in Greenwich - a coastal Connecticut town grappling with a housing crunch.

Caspi Development plans to begin construction this fall on Chilston Court and expects the work to be finished in 2028. Once completed, the property will feature 78 units across two buildings at 275 Mason St. and 290 Mason St. The site is about a five-minute walk to the Greenwich Metro North train station. Inside, the buildings will have two- and three-bedroom units along with penthouse suites.

Prices start at $4.5 million for the two-bedroom units and more than $10 million for the penthouses.

Robert A.M. Stern Architects is handling the design of the buildings, and Bryan O'Sullivan Studio will be the interior designer.

Sales at Chilston Court launched this week, but Caspi CEO Josh Caspi said potential buyers who have inquired about units appear to be Connecticut residents who are already living in Greenwich's ultra-wealthy Back Country neighborhood but "are either looking to downsize or move to a more transit-oriented location."

"Several of them have large Back Country estates and are ready for a more maintenance-free lifestyle," Caspi told Homes.com News. "We're also seeing a fair number of New Yorkers interested in moving to the suburbs, but who don't necessarily want to commit to the responsibilities of owning a large single-family home."

Units inside Chilston Court will have oak wood flooring, ceilings of more than nine feet high in the living room, powder rooms in every unit and a gas fireplace in some units. The main bathrooms will have heated floors, oval tubs and nickel fixtures. Amenities inside the buildings will include a courtyard with grilling areas, a library, a conference room, a speakeasy, a children's playroom, an indoor swimming pool, a fitness center, a pet spa and dog park.

Caspi is building its latest residential project in Greenwich, partially because "people want to raise their families here and often stay long past the empty-nest phase, even if they eventually purchase a second home elsewhere," the CEO said. Still, the condos are coming to an affluent area of the Constitution State, where a shortage of condo options has driven prices skyward. Greenwich had 14 new condo units hit the market last month, a 22% decrease in inventory compared to June 2025, according to data from the Greenwich Association of Realtors. The total inventory for condos in June was 27, marking a 34% decrease from the same period last year. The median sales price for condo units rose 23% to $970,000 compared to $787,500 in June 2025.

All those figures point to one reality about Greenwich, Caspi said.

"It's undoubtedly a booming housing market," he said. "Inventory is at an all-time low. The market is incredibly tight, and pricing is continually increasing across the board, in line with demand. Each of these factors makes this a highly attractive development site for us."
