Over 1 Million New Jerseyans Set to Receive ANCHOR Property Tax Relief Benefits Automatically This Season
Division of Taxation Begins Mailing Letters Confirming Auto-File Eligibility for Non-Senior Homeowners and Renters

(TRENTON) - The Division of Taxation has begun mailing ANCHOR Benefit Confirmation Letters to over 1 million homeowners and renters to confirm their automatic eligibility for property tax relief this season.

The ANCHOR program provides benefits to residents who own or rent property in New Jersey as their main home and meet certain income limits. This year's ANCHOR benefit is based on residency, income, and age from 2025.

Continuing the streamlined application system implemented three years ago, the Division of Taxation will file applications automatically on behalf of most homeowners and renters under age 65 who previously received an ANCHOR benefit.

Taxpayers who receive an ANCHOR Benefit Confirmation Letter are set to receive their payment automatically, without further action needed on their part. However, if personal information listed in the letter (name, mailing address, and banking information for direct deposits) has changed since their last ANCHOR payment, taxpayers will need to file a new application by September 15, 2026, by visiting propertytaxrelief.nj.gov.

Over 537,000 ANCHOR Benefit Confirmation Letters have been sent to homeowners and over 549,000 letters have been sent to renters.

Qualifying homeowners or renters who have not previously received ANCHOR benefits can file a new application, known as ANC-1, before the deadline of November 2nd, 2026, by visiting propertytaxreliefapp.nj.gov.

Senior homeowners age 65 or older, as well as Social Security Disability/Railroad Retirement Disability Benefit recipients, must file a different application known as the PAS-1, which assesses eligibility for the State's three property tax relief programs: ANCHOR, Senior Freeze, and Stay NJ. The PAS-1 can be filed online or downloaded at propertytaxreliefapp.nj.gov. The deadline to file the PAS-1 is also November 2nd, 2026.

Applicants can check the status of their benefit online at propertytaxreliefstatus.nj.gov.
