Key Takeaways

• The planned 1,002,205-square-foot industrial facility will feature state-of-the-art specifications, including a 40-foot clear height, cross-dock configuration and extensive parking to accommodate modern logistics operations.

• Situated within the high-growth Charlotte metropolitan area, the development is poised to meet the strong demand for large-format industrial space backed by excellent regional connectivity.

MIAMI, Oct. 12, 2026 - JLL Capital Markets announced today, in partnership with McCraney Property Company and AEW Capital Management, L.P. that it has arranged $60.07 million in construction financing for Firetower 77, a 1,002,205-square-foot, Class A industrial logistics center in Rock Hill, North Carolina, within the Charlotte metropolitan area.

The financing, structured by JLL on behalf of McCraney Property Company and AEW Capital Management, L.P., includes a loan through a global bank.

Situated on a 96-acre site on Firetower Road in Rock Hill, the development will consist of a modern cross-dock facility with clear heights of 40 feet. The building features 200-foot truck courts, 52-by-50-foot column spacing with 60-foot speed bays and ESFR sprinklers. Additionally, the development will provide 608 auto parking spots and 392 trailer parking spaces, catering to high-volume logistics and distribution requirements.

The property benefits from exceptional regional connectivity, located directly along the Interstate 77 corridor with immediate highway access. This strategic position allows tenants Charlotte Douglas International Airport and Norfolk Southern's intermodal facility within a 30-minute drive and major east coast ports within a 120-minute drive. The location enables logistics providers to access more than 21 million residents within a four-hour drive, placing 60% of the U.S. market within 24 hours.

The Charlotte metropolitan area remains a top destination for institutional industrial users, supported by rapid population growth and a diverse workforce. Located in York County, the project is situated near established institutional neighbors and corporate headquarters, attracting blue-chip operators in the e-commerce, manufacturing, third-party logistics and retail distribution sectors. This robust employment base and limited development pipeline for mega-box facilities position Firetower 77 to capture active regional tenant demand.

The project is expected to deliver Q4 2027.

The JLL Capital Markets team was led by Senior Managing Director Melissa Rose and Senior Director Michael DiCosimo, along with Director Kate Rathman, Associate Nicole Diaz and Analyst Magnus Kron.
