The Inspector's Committee met on Monday, April 20th at Texas Real Estate Commission Headquarters in Austin.
An encouraging update on the REALM Portal was given during the meeting. License processing times have improved significantly. If anyone is still waiting on a response on an application or renewal, reach out directly to TREC.
The committee also discussed the departure provision (535.227(f)) and the departure provision as it relates to Roof Covering Materials (535.228(c)), with a focus on clarifying the proper use of the departure provision and how inspectors should apply the provision in relation to the intention of the rules.
The correct use of the report checkboxes was discussed and there was notable confusion on when Not Inspected (NI) should be checked on the report. A review of the Property Inspection Report Form Instructions was given by Tony Renteria and discussed among the committee. The Standards of Practice Subcommittee has been working on an Standards of Practice revision for two years. The committee is excited to finally have revisions completed and final recommendations for the Commissioners. In addition, to the proposed SOP update, the TREC Report Form has proposed updates as well.
The Standards of Practice update includes an expanded SOP for Septic Inspections and the addition of SOP's for Sewer Camera Inspections. Another notable change in the SOP is the movement of ventilation related appliances to the HVAC (Heating, Ventilation and and Air Conditioning) Systems.
All TREC licensed inspectors are encouraged to view the proposed Standards of Practice and Report Form recommendations and provide feedback.
