Spring Brings Hundreds of New Homes to Raleigh

Over the past few months, Raleigh has celebrated a season of ribbon cuttings, groundbreakings, and community milestones. Together, they reflect an effort to expand housing options, strengthen neighborhoods, and bring the City's Affordable Housing Plan to life.

Across the city, these moments tell a larger story. From major projects to small-scale developments embedded within neighborhoods, Raleigh is delivering a range of housing types designed to meet the needs of residents from all walks of life.

At Heritage Park, the first phase of a major redevelopment is underway. This project will ultimately provide homes for approximately 1,000 residents. The current phase includes 51 new senior housing units supported by City investment, marking a major step forward in a project built on partnership and long-term vision.

That same spirit of partnership is driving smaller, community-focused developments across Raleigh. In Southeast Raleigh, the City joined Southeast Raleigh Promise to break ground on 25 new affordable homes, bringing a mix of housing types including duplexes and accessory dwelling units into established neighborhoods. These homes will serve households between 30% and 80% of the area median income and are designed to fit within the fabric of the community while expanding access to housing near jobs, services, and everyday essentials.

Nearby, another milestone highlights how housing can support residents through life transitions. Leaders, advocates, and community members gathered to break ground on Forward Together, a new recovery housing community for women and families led by Healing Transitions. The development will provide safe, stable homes alongside supportive services, creating space not just for housing, but for healing and long-term stability.

While new projects are breaking ground, others are already opening their doors. Over the last few weeks, the City also celebrated grand openings and ribbon cuttings, including Milner Commons, a new affordable housing community for seniors. This 156-unit community provides high-quality homes for seniors living on fixed incomes, with elevators, a fitness and wellness center, and indoor and outdoor gathering spaces that support aging in place and connection to community.

At Pines at Peach Road and Birch & Branch, nearly 300 new affordable homes are now part of the community, expanding housing choices for families and individuals and building on years of planning, investment, and coordination.

While ribbon cuttings and groundbreakings mark visible progress, there are major milestones occurring behind the scenes as well, including significant investments. In April, Raleigh City Council approved nearly $9.9 million to support 491 new affordable rental homes across five developments. By investing in these projects, the City is helping deliver more housing options for residents.

While each of these milestones stands on its own, together they reflect a broader strategy in action. Raleigh's Affordable Housing Plan focuses on increasing the supply of affordable housing and improving affordability across the entire housing market.

"Across Raleigh, these projects show what progress looks like: more homes, more choices, and more opportunities for residents to find safe, stable, and affordable housing," Housing and Community Development Director Emila Sutton said.

"We are proud of the milestones reached this spring and look forward to building on this momentum to deliver for Raleigh residents alongside our many partners, who we could not do this without."
