Academy Sports Property in Madison, Mississippi Sells for $9.35 Million

SRS Real Estate Partners announced today it has completed the $9.35 million sale of an Academy Sports property located at 1951 Main Street in Madison, Miss. Built in 2017 and situated on 7.07 acres, the 64,626-square-foot property has a corporate-guaranteed lease in place with approximately eight years remaining.

SRS Capital Markets Vice President Michael Berk, Senior Managing Principal Patrick Nutt, and SRS Industrial Managing Principal Chip Watson represented the seller, a Louisiana-based private seller. The buyer was a publicly traded REIT.

"Having recently completed the sale of an Academy Sports location in Q3 2025, our SRS team has strong insight into the current active buyer pool for this asset type," said Berk. "We executed a focused and efficient marketing strategy, generating multiple offers and successfully selecting a buyer within just a few weeks of bringing the property to market."

The property is within a dense retail corridor with other nearby retailers including Lowe's, Office Depot, Walmart Supercenter, and Home Depot, among others. There are more than 70,000 residents and 45,000 employees within a five-mile radius of the property.

Last year, SRS Capital Markets completed more than $3.5 billion in deal volume comprised of 950 transactions across the nation. SRS currently has in excess of 845 properties actively on the market with a market value surpassing $3.7 billion.
