Although Danes have not been able to take out mortgage loans with negative interest rates since 2022, around 60,000 homeowners still have a negative interest rate on a total of approximately 40,000 mortgage loans. Loans with negative interest account for a little more than 3 percent of homeowners' total mortgage debt. The loans still carry a negative interest rate, averaging -0.12 percent per year (excluding fees), because they have yet to be adjusted after interest rates rose above 0 per cent. Most of the loans with negative interest will be adjusted during 2026. The average interest rate (excluding fees) on homeowners' new mortgage loans disbursed in September was 2.82 percent per year.
