The Full Measure of an EB-5 Track Record

An EB-5 investment asks for something few other commitments do. Capital goes to work for years, tied to the immigration future of an entire family, and the result arrives only at the far end of a long process, after construction, job creation, and the immigration petitions have run their course. Most of the conversation in this industry lives at the front of that timeline, where money is raised and ground is broken. What a family is actually waiting for sits at the other end: the green card in hand and the capital back.

That gap between commitment and outcome is what makes a track record the real measure of an operator. Plenty of regional centers can describe a project on the day it launches. The harder question is what an operator has actually delivered years later, across many projects and many markets. A record worth trusting is one that holds up over time and at scale, through green cards secured, jobs created, and capital returned to investors.

What matters just as much is how an operator behaves when a project does not run to plan. Long-hold investments hit difficult periods. Timelines slip, markets turn, a development that looked straightforward at closing runs into conditions no one saw coming. In those stretches, the responsible course is to stay in close contact with investors and to keep pressing developers and agencies until families reach the outcomes they were promised. That persistence, sustained over decades and through changing markets, is what a track record is really made of.

CanAm was founded in 1987 and has specialized in EB-5 investments for over 20 years. In that time, its projects have facilitated more than 9,500 permanent green cards and over 17,700 conditional green cards, bringing thousands of families through to permanent residence. Those approvals rest on the requirement at the center of the program, job creation. More than 3,000 approved I-829 petitions each mark a case where USCIS confirmed the required jobs were created and sustained, and across its financed projects CanAm's investments are projected to have created over 83,000 jobs in communities around the country.

The completed projects show what finishing the arc looks like. The Pennsylvania Convention Center, financed and repaid years ago, returned investor capital in full on a landmark public project long after the initial closing. The SEPTA modernization sits in the same portfolio, a transit-infrastructure financing that CanAm arranged and administered and repaid to its investors. These belong to a larger body of completed work that runs across transit, energy and utilities, public facilities, healthcare, and life sciences. Across that portfolio, CanAm has repaid more than $2.5 billion to investors, with more than 4,580 families having received their capital back.

Step back from the individual deals and the scale of the work stands out. More than $4.3 billion raised across over 75 projects, with over 8,700 investors from more than 90 countries. A body of work that size is the product of years of careful underwriting and disciplined project selection, sustained long after the capital was committed.

This history matters most in a stretch like the current one. Capital markets have tightened, and hard conditions have a way of showing which operators were built for the long hold. An investor sizing up a regional center today is really choosing an institution to trust with money and with an immigration outcome that will take years to arrive. A record of delivering that outcome, thousands of times, in good markets and difficult ones, is about as close to a real answer as this industry gets.
