Madison Gateway, a 314-unit multifamily community located in St. Petersburg, Florida, has been sold by an affiliate of Equus Capital Partners, Ltd. ("Equus"), a national real estate investment manager. The transaction was completed on behalf of Equus Investment Partnership X, L.P. ("Fund X"), a discretionary equity fund managed by Equus.
"Madison Gateway is located within the highly desirable Carillon Park, an area that continues to benefit from ongoing retail and entertainment expansions," commented Andrew Holloway, Senior Vice President of Equus who, along with Mike Brower, Senior Vice President, Scott Miller, Vice President, and Anthony Gugluizza, Associate, oversaw the transaction for the firm. "Its strong micro-location, high-quality product, and first-class on-site management team have enabled the property to deliver consistently strong performance to our investors and to remain well-positioned despite broader market fluctuations across the Tampa-St. Petersburg, MSA."
With Mediterranean-inspired architecture, Madison Gateway distinguishes itself from other multifamily communities in the submarket. Situated on over 14 acres, the community includes 12 three-story and 10 two-story residential buildings and a clubhouse. The property features both garden-style apartments and townhome-style layouts. On-site amenities include a resort-style pool and spa, a two-story fitness center, outdoor kitchens with gas grills, a dog park, technology center, complimentary coffee bar, car care center, and the Bell Tower Lounge. Improvements made by Equus to the property's exteriors, unit interiors, and amenity offerings have enabled the community to continually offer high-quality design and functionality to its residents.
The property provides immediate access to Carillon Office Park and the Gateway business district, one of the Tampa Bay region's most significant employment hubs. There is connectivity to I-275 and nearby causeways, with direct routes to downtown St. Petersburg, downtown Tampa, and the Westshore business district. The area continues to evolve as a live-work-play destination, with residential, office, retail, and hospitality use within a pedestrian-friendly environment.
Chris Chadbourne of Walker & Dunlop represented the seller in the transaction.
