Tampa, Fla. (October 29, 2026) - As available industrial land becomes harder to find in established urban areas, creative redevelopment opportunities are opening the door for a new generation of small-bay industrial projects. Foundry Commercial's Iron Bull development is one such example, transforming nearly 12 acres of underutilized land into approximately 147,000 square feet of modern industrial space. The project has earned recognition in the Top Industrial Deals category of the Tampa Bay Business Journal's 2026 Best Real Estate Deals (BRED) Awards.
Located on underutilized land in East Tampa behind the iconic Dallas Bull bar, the project will transform a collection of parcels and excess parking into modern small-bay industrial space. The story of Iron Bull stands as a picture of how relationships stand at the center of this business. Senior Associates Caitlin Quinlan and Jesse Drake of Foundry's Tampa Industrial team sourced this off-market deal by identifying the land and approaching ownership directly. Because of their diligence and initiative in building a relationship, Foundry secured the opportunity and assembled two adjacent parcels and successfully rezoned the combined site for industrial development.
Iron Bull closed in June 2026, and construction is expected to commence in the coming months. The development will include two speculative warehouse buildings of approximately 47,000 and 100,000 square feet, respectively, designed to serve contractors, suppliers, service providers, distributors, light manufacturers, and other businesses seeking well-located facilities within Tampa's urban core.
"Iron Bull reflects our commitment to building real relationships with our clients as well as our strategic focus on light industrial located in infill locations," said Quinlan. "Receiving this recognition from the Tampa Bay Business Journal is a true honor for our team. We believe this development will positively impact our community for years to come."
