CLARKSVILLE, Tenn., Oct. 22, 2026 - Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today the sale of Whistle Express Car Wash, a 3,675-square-foot net-leased car wash property for $6.009 million.
"We generated a lot of interest from buyers looking to take advantage of 100% bonus depreciation," said Zack House, senior managing director investments. "We expect demand to remain strong through year-end, with the best sites and operators continuing to attract more competitive interest."
House, Chris Lind and Mark Ruble, investment specialists in Marcus & Millichap's Phoenix office, in association with Jody McKibben, Marcus & Millichap's Tennessee broker of record, exclusively marketed the property on behalf of the seller, a Wisconsin limited liability company. The buyer was a Florida limited liability company.
Located at 2530 Pea Ridge Road, the property was built in 2025 and comprises 3,675 square feet on 1.27 acres. The property is subject to an absolute net lease backed by a corporate guarantee, with approximately 18.8 years remaining on the lease. Whistle Express Car Wash offers an unlimited wash membership program, complimentary vacuums, towels and mat washing stations.
