Foundry Commercial and Manulife Investment Management Close on Dallas IOS Development

Dallas, Texas (June 29, 2026) - Foundry Commercial, in partnership with Manulife Investment Management, have closed on Wintergreen Yards, a thirteen-acre industrial outdoor storage (IOS) development in Hutchins, Texas, adjacent to one of the nation's largest inland freight hubs in the Dallas-Fort Worth metroplex.

Located immediately off Interstate 45 and less than a half mile from the Dallas Intermodal Terminal, Wintergreen Yards will deliver approximately nine usable acres of concrete-paved outdoor storage along with two Class-A tilt-wall industrial buildings totaling 25,000 square feet. Construction is expected to begin this month, with delivery anticipated in the first quarter of 2027.

The project is designed to serve utility contractors, construction equipment providers, freight carriers, and other industrial users seeking highly functional, well-located storage and operations space. While many IOS developments are built with gravel yards and basic support structures, Wintergreen Yards is being developed to a higher standard with full concrete paving and permanent facilities intended to attract institutional-quality tenants.

Gordon Highlander is serving as architect and general contractor, and Seacoast Bank is providing construction financing.
