Pearlmark Closes on Mezzanine Loan for East Village Portfolio
Chicago, IL (September 4, 2026) - Pearlmark announced that it closed on a $10.0 million debt investment for the refinance of East Village Portfolio, a six-property, 115-unit multifamily portfolio located in the East Village, Nolita, and Lower East Side neighborhoods of New York City, NY.
The investment was originated and structured on behalf of Pearlmark Mezzanine Realty Partners VI, L.P. The portfolio is owned by a New York-based family that has operated a vertically integrated real estate firm for over 30 years, specializing in the development and repositioning of infill residential and commercial properties throughout New York City. Aaron Appel and Michael Diaz at Walker & Dunlop arranged the financing for this transaction.
The portfolio comprises six, five-to-seven story, walk-up, midrise multifamily assets positioned across established Lower Manhattan residential submarkets. The properties are located within walking distance of multiple subway lines and are proximate to major employment centers. The portfolio also includes 12 ground-floor retail spaces occupied by a diverse mix of tenants, including restaurants, coffee shops, clothing stores, and professional services.
