2026 Property Assessments Mailed to Property Owners, Available to View and Appeal Online

The Forsyth County Board of Assessors has mailed all Forsyth County property owners their state-required 2026 Annual Notice of Assessment. Each annual notice of assessment is informational and is not a bill.

The annual notice of assessments were mailed to County residents on June 26 and will be available for reviewing online next week by visiting https://www.forsythco.com/assessment-notice.

Property owners will have the opportunity to appeal their property value as shown in the annual notice of assessment for 45 days after the mailing date of the notice. Appeals may be filed via mail or in person (426 Canton Hwy, Cumming, GA 30040) or online by visiting https://www.forsythco.com/assessment-notice. Due to a change in the Board of Assessors' appeal policy, appeals are no longer accepted via email or fax.

"The annual notice of assessment that property owners will be receiving are, by Georgia law, based on fair market value," said Forsyth County Chief Appraiser Joel Benton. "We encourage property owners to review their assessed values and exemptions that will be applied to their final bill."

Recent legislation in Georgia, specifically Senate Bill 33 (SB 33) and Senate Bill 566 (SB 566) in 2026, and House Bill 581 (HB 581) and HB 92 in 2025, introduced significant state-wide changes to the annual notice of assessments. The changes include:

  • Removal of estimated property taxes to be owed from the notice
  • Removal of the estimated rollback rates from the notice
  • Removal of property tax estimates and estimated millage rates for the School Bond, County Bond and Fire Operations from the notice.
  • Addition of the total savings added to the notice based on the exemptions applied to property (if applicable).

"This year's notice of assessment have modifications due to the state-wide changes deriving from Georgia House Bill 581 and 92, which went to into effect in 2025, and SB 33 and SB 566 that are being applied this year. The primary difference will be the removal of an individual's estimated property tax as seen in notices in previous years, and the inclusion of an estimated tax savings based on an owner's exemptions" said Benton.

"The primary objective of the annual notice of assessment is to indicate to a property owner what the property's assessed fair market value is and which exemptions, if any, are being applied to their property as well as the savings based on those exemptions. Both taxing authorities, the Board of Commissioners and Board of Education, will be advertising and holding public hearings for their proposed millage rates, prior to adoption, later this summer which will be applied to the property's value to determine the taxes owed to the Tax Commissioner's Office."

Online property assessments can be found by searching the owner's name, parcel number or address of the property upon visiting the Board of Assessors webpage by clicking here. A property summary, owner information, assessed value, maps and a link to submit an appeal will be available for review.

The Board of Assessors is a separate and independent board from the Board of Commissioners and determines property assessments in accordance with Georgia law and the rules and regulations set forth by the Georgia Department of Revenue.
