Norton Rose Fulbright advises IMAXXAM on sustainable real estate investment in Cologne

Global law firm Norton Rose Fulbright has advised IMAXXAM as part of an exclusive club deal on the acquisition of a part of the "Reiterstaffel Offices" in Cologne.

The property was developed as a joint venture by Bauwens Development and Swiss Life Asset Managers and completed in mid-2025. The six-story new building at Gaedestraße 9 in southern Cologne offers approximately 6,000 square meters of rental space and a spacious underground garage with 79 parking spaces. It is fully and long-term leased to Raiffeisen Waren-Zentrale Rhein-Main, one of Germany's largest agricultural trading companies.

The location in southern Cologne stands out for its excellent connectivity to the city center and proximity to the exclusive Marienburg residential district. Dining and retail options are within walking distance. The property is also aligned with the EU's CREEM pathway, providing a future-proof foundation for long-term value preservation.

As an independent partner for asset and portfolio management, IMAXXAM structures real estate funds for renowned institutional investors. Headquartered in Frankfurt am Main, the company develops holistic real estate concepts nationwide, covering transactions of small to mid-sized assets, portfolio and asset management, and property management and arranges exclusive club deals for selected investors.

Lead-Partner Dr. Maren Stölting (real estate, Munich): "We are pleased to have supported IMAXXAM once again in this strategically significant transaction. The property at Gaedestraße 9 impresses not only with its modern architecture and sustainable design but also with its excellent location in southern Cologne. The long-term lease to a leading agricultural trading company underscores the site's attractiveness and the quality of the investment."

Dr. Maren Stölting was supported by counsel Dr. Riccardo Marinello (real estate, Frankfurt). Additional team members included partner Dr. Simon Weppner (tax, Düsseldorf), counsel Prof. Dr. Claus Pegatzky (public law, Frankfurt), counsel Dr. Ralf Koschmieder (tax and investment law, Frankfurt), senior associate Andreas Habig (tax, Frankfurt), senior associate Tankred Freiberger (real estate, Munich), associate Dr. Anna Lintz (public law, Frankfurt) and associate Philipp Fricke (tax, Frankfurt).
