CA Immo has concluded an exclusive lease agreement for its Berlin office building "Karlsgärten", not far from Potsdamer Platz, covering the entire building of approximately 11,500 sqm with a large public company. With the conclusion of the lease agreement, CA Immo has also decided to comprehensively modernise and expand the existing building at Am Karlsbad 11, investing around €45 million in the planned measures.

With our strong project pipeline in Berlin, we will continue to pursue this course consistently and further sharpen the quality profile of our portfolio."
CA Immo acquired the office building in 2019 with the aim of realising the property's full potential on the Berlin office market through comprehensive modernisation and expansion. The existing building, constructed in 1994, had a rental area of around 10,000 sqm. As part of the modernisation work that has now begun, the building will first be completely gutted and an additional floor will be added using a visible hybrid timber construction method. The space on offer will be complemented by a spacious roof terrace and green outdoor areas in the inner courtyard, creating additional lounge and communication areas. Other features include a service foyer with a coffee point and canteen area, as well as conference rooms on the ground floor.
The plans were drawn up by Berlin-based architects Aukett+Heese. Once the modernisation work is complete, the building will have around 11,500 sqm of rental space.
The modernisation is being carried out in compliance with strict sustainability criteria. Parts of the existing natural stone façade are being recycled and reused as building material. The focus on the use of wood and the reuse of key materials reduces the CO₂ footprint of the construction to around one third of that of a new building. The building will also be equipped with a photovoltaic system. It will be converted into a "nearly zero energy building" (NZEB) and will meet current and foreseeable requirements of the EU taxonomy. District heating from the municipal network is planned as the heating energy source. The projected final energy demand is 74 kWh/m²a, which will reduce the previous energy consumption (210 kWh/m²a) and CO₂ emissions by around two-thirds compared to the existing building. The aim is to achieve DGNB Platinum certification for the highest sustainability standards and WiredScore Gold certification for excellent digital connectivity.
In addition to the Karlsgärten project, CA Immo is currently realising or planning five further state-of-the-art and sustainable office properties in Berlin, which will significantly expand CA Immo's Berlin portfolio in the coming years.
