Clark Construction Group subsidiary C3M Power Systems has inked a lease for more than 141,000 square feet at the Silverman Group's Capital Interstate Logistics Center, a former furniture showroom turned distribution hub in Forestville.
The Silverman Group acquired the property earlier this year for $25 million with plans to undertake a major expansion and reposition it as a regional hub for distribution and logistics. The company expects to complete a 66,000-square-foot addition to the site by the summer of 2027, bringing the facility's size to roughly 176,000 square feet.
C3M, which designs and maintains electrical infrastructure for railways, airports, highways and other transportation projects, will occupy the building's existing 110,000 square feet and roughly half of the addition. Silver Line Development, the Silverman Group's general contracting division, will build a new 34,000-square-foot office tailored to C3M inside the existing 110,000-square-foot facility.
The new lease consolidates C3M's two Maryland facilities - 1030 Hampton Park Blvd. in Capitol Heights and 3200 Hubbard Rd. in North Englewood - into a single operation and brings the entire team under one roof, Chuck Hinton, division president at C3M, said in a statement. The building's location near the Capital Beltway and thoughtful design made it the right long-term fit for the company, he said.
"This lease represents exactly what we envisioned when we acquired the property," Blake Silverman, president of Basking Ridge, New Jersey-based Silverman Group, said in a statement. "Our goal was to transform an underutilized asset into a modern industrial facility capable of attracting best-in-class users."
The logistics center, at 3300 Marlo Lane, sits on about 11 acres just west of the Capital Beltway, near the intersection with Pennsylvania Avenue in Prince George's County. It has about 40 feet of frontage signage along Route 4, offering distribution and logistics companies "exceptional visibility," Silverman said.
Upon completion, the building will have 32-foot ceilings throughout, 37 dock doors, fenced outdoor storage and ample parking.
About 35,000 square feet of the building's planned expansion remain available for lease. Cushman & Wakefield's John Boote and McLane Fisher will continue to market it.
Silverman bought the property in May from Boston-based Oliver Street Capital, which jointly acquired it with Dallas-based CGMG Capital in late 2021 for about $31 million. The 1970s-era building was a longtime showroom for Marlo Furniture, which went out of business last year, and was more recently home to an Ashley Outlet & Clearance Center.
Silverman moved to transform the former showroom into a distribution hub because it views Prince George's County as "one of the region's most supply-constrained industrial corridors," Toby Nelson, executive vice President of leasing at the Silverman Group's SL Industrial Partners, said in a statement.
The acquisition and repositioning of the building is part of Silverman's aggressive expansion across Maryland and Virginia. In January, the company bought about 50 small-bay, flex and industrial warehouses in the two states, paying $203 million for the 1.4 million-square-foot portfolio. The acquisition came after its November purchase of a six-building, 1 million-square-foot portfolio near Richmond International Airport.
