Located about 1.5 miles from CSXT's primary Detroit servicing yard, the property also offers the potential for rail service up to seven days per week when warranted by market demand. The property's existing infrastructure, coupled with additional rail expansion potential, provides flexibility to accommodate a range of future industrial and rail uses.
The Detroit facility is immediately accessible to I-75 and provides convenient connections to I-94, I-275, I-96, M-5, M-24, M-39 and Grand River Avenue. Situated less than seven miles from the Canadian border, this site has convenient access to both the Gordie Howe International Bridge and Ambassador Bridge. These major international crossings provide direct connectivity to Windsor, Ontario and broader Canadian markets, supporting efficient cross-border movement of materials and goods. Together with its rail, highway, intermodal, port and waterway access, this site provides efficient transportation options for industrial operators moving materials throughout Southeast Michigan and broader North American markets.
In Monroe, the second property is strategically positioned between Detroit, Michigan and Toledo, Ohio, with convenient access to I-75 and is immediately surrounded by the Norfolk Southern and Canadian National rail lines. The site presents an opportunity to expand its current capabilities through the addition of rail switches, spurs and loading infrastructure, with the potential to support a large-capacity transload operation. Its location along a major industrial corridor provides access to both Southeast Michigan and Northwest Ohio, creating potential for expanded rail-to-truck and material transfer operations.
Detroit serves as a major North American freight gateway, supported by four Class I railroads, with approximately 2,400 miles of railroad track connecting the region to intermodal terminals, cargo ports and major transportation corridors. In February 2026, it was reported that Southeast Michigan moves approximately 428 million tons of freight annually, representing roughly $769 billion in goods, while 36% of U.S.-Canadian border trade crosses through Southeast Michigan ports of entry, highlighting the significant freight volume moving into and out of the state by rail.
The region's international connectivity is further supported by the Detroit-Windsor trade corridor. Prior to the opening of the Gordie Howe International Bridge in July 2026, the trade corridor carried approximately 30% of Canada-U.S. trade by truck, representing more than $274 million in trade per day. The region also provides access to more than 180 million U.S. and Canadian customers within a five-hour drive, further supporting its role as a strategic industrial and logistics hub.
