NAA and NMHC Statement on 2026 Economic Report of the President

ARLINGTON, Va. | April 14, 2026 - Statement from National Apartment Association (NAA) President and CEO Bob Pinnegar and National Multifamily Housing Council (NMHC) President Sharon Wilson Géno:

"NAA and NMHC applaud the Trump administration for prominently highlighting our nation's continuing housing crisis within the 2026 Economic Report of the President. A defining issue of our generation, our housing challenges will only be solved by addressing the root cause - a historic shortage of housing of all types and at all price points.

"Our organizations appreciate the leadership of this administration on both the pro-housing tax policy in the One Big Beautiful Bill Act and broad-based federal deregulation, crucial parts of any lasting housing solution. Along those lines, the report discusses the perils of over regulation, including rent stabilization and other initiatives that have been proven to make rental housing less affordable." 

"To be clear, preservation and new construction - of both rental housing and single-family homes - are the only ways to meaningfully address the nation's supply challenges, lower costs and improve housing affordability. Rental housing, including communities purposely constructed and operated as build-to-rent (BTR) options, play an incredibly important role in the nation's overall housing ecosystem and are imperative to meeting the administration's housing goals.

"This Administration clearly supports the right kind of bold, once-in-a-generation housing policy action such as landmark housing legislation currently in front of Congress. NAA and NMHC encourage lawmakers to remove damaging language that would effectively end BTR investment and pass this bill. Realigning this package with its intended purpose - boosting supply and lowering costs - would more effectively deliver results for Americans and their families."
