Twelve multi-unit residential buildings would be constructed in Morgan Park through the sale of 12 City-owned lots and financial support proposed to City Council today by Mayor Brandon Johnson.
Part of the Department and Planning and Development's Missing Middle Infill Housing initiative, the market-rate projects would be built by minority-led developers Famor LLC and Superior Source Capital LLC.
The $8.9 million Famor project on the 1300 and 1400 blocks of West 109th Place and the 1400 block of West 110th and 111th streets would replace six City lots with six four-flats. Consisting of 18,562 square feet and valued at $55,670, the lots would be sold for $1 each.
The $6.8 million Superior Source Capital project on the 1400 block of 109th Street and 1300 block of 109th Place would replace six vacant lots with six three-flats. Consisting of 18,774 square feet and valued at $59,450, the lots would be sold for $1 each.
Additionally, $150,000 in City bond proceeds would be provided to each developer for the construction of each unit within each project, ensuring purchase prices are commensurate with market rates.
The Missing Middle program is incentivizing the redevelopment of vacant City lots with walk-up buildings that have gone "missing" due to decades of disinvestment. Each completed building would be sold to at least one owner-occupant as part of the initiative's community wealth-building goals.
Thirty eight buildings valued at $36.7 million have already received Council approval to replace City lots in North Lawndale.
