SW Neighborhood Centers IV (SWNC IV), an affiliate of Shannon Waltchack, purchased Cornerstone Shopping Center, a 13,308 SF retail strip located in Glendale, Wisconsin, within the Milwaukee MSA. The acquisition was completed on behalf of Shannon Waltchack Neighborhood Centers IV (SWNC IV), further expanding the fund's portfolio of neighborhood retail centers across the United States.
Originally constructed in 2003, Cornerstone Shopping Center is 100% leased to four established retail tenants: Wild Fork, Pearle Vision, Panera Bread, and Vivo Infusion. The property benefits from a proven operating history, with two tenants having occupied the center since its original construction.
"Cornerstone is a great addition to the SWNC portfolio because it combines stable occupancy and an established tenant mix with an exceptional location in an affluent, high-traffic trade area," said Jonathan Kahalley, Director of Acquisitions and Partner at Shannon Waltchack. "We look for neighborhood centers with strong fundamentals and long-term potential, and Cornerstone checks those boxes. Its visibility, accessibility, and surrounding demographics make it a compelling fit for our investment strategy."
Situated at the intersection of West Silver Spring Drive and North Port Washington Road, Cornerstone occupies a prominent position along two of Glendale's major thoroughfares. The intersection carries a combined 51,500 vehicles per day, providing significant exposure to passing traffic, and strong surrounding demographics
Cornerstone Shopping Center is SW's second acquisition Wisconsin - the first was Mount Pleasant Retatil in Mount Pleasant, WI. These properties reflect SWNC's investment strategy of acquiring well-located, service-oriented neighborhood retail centers in growing communities.
Through its vertically integrated investment and property management platform, Shannon Waltchack seeks to own and operate neighborhood retail real estate, with a focus on service-oriented tenants.
