ATLANTA, Oct. 1, 2026 - JLL Capital Markets announced today the placement of a forward sale transaction with construction financing for Winder Commerce Center, a two-building, Class A industrial development in Winder, Georgia.

JLL worked on behalf of the developer, Holder Properties, to place the forward sale agreement with an institutional pension fund. JLL also secured a construction loan through United Community Bank and arranged preferred equity through Marble Capital. Stephen Bridges, Partner at OnPace Partners, will provide landlord representation services.

Situated on a 36.5-acre site in Barrow County, Winder Commerce Center will feature two rear-load industrial buildings totaling 321,300 square feet, including a 147,420-square-foot facility and a 173,880-square-foot facility. The project also includes 4.8 acres of excess trailer parking and industrial outdoor storage. Designed to accommodate a range of logistics, distribution, advanced manufacturing and research-oriented users, the development will offer flexible demising capabilities for multiple tenant configurations. This flexibility reflects Holder Properties' strategy of developing modern industrial facilities that can respond to evolving tenant requirements and support a diverse range of users.

Expected to deliver in 2027, the buildings will feature 36-foot clear heights, concrete tilt-wall construction, 60-foot dock bay depths, 135-foot truck courts, ESFR fire suppression systems, more than 3,000 amps of power capacity and nearly 300 employee parking spaces. The site plan incorporates separate truck and passenger vehicle entrances to improve operational efficiency as well as significant trailer parking capacity and a dedicated industrial outdoor storage component.

Winder Commerce Center is strategically positioned along the SR-316 corridor, an increasingly important connection between metro Atlanta and Athens. The property offers convenient access to Interstate 85 to the north and south, the University of Georgia and major employment centers across Gwinnett, Barrow, Oconee and Athens-Clarke counties. The location is expected to benefit from ongoing infrastructure improvements along SR-316, including the conversion of key portions of the corridor into a limited-access freeway, which is enhancing connectivity and supporting long-term industrial growth. The investment aligns with Holder Properties' focus on well-located industrial opportunities supported by infrastructure investment, population growth, access to labor and connectivity to major transportation networks.

The project is located within one of Georgia's fastest-growing counties and draws from a deep labor pool supported by a diverse regional economy. Major employment drivers include manufacturing, logistics, life sciences, higher education, research and technology. Nearby catalysts include The Rowen innovation district, a planned research and knowledge community expected to support significant job creation and economic activity across Northeast Georgia. The property's location also provides access to a large base of manufacturing, warehouse and transportation workers while offering connectivity to both the Atlanta metropolitan area and the Athens market.

Winder Commerce Center marks Holder Properties' third industrial joint venture in the Atlanta market within 18 months, following Coal Mountain Industrial Park in Cumming and Dogwood Logistics Center in Conyers.
