Chilston Court launches sales as downtown Greenwich’s only new luxury development

Sales have launched at Chilston Court, the only new luxury residential development in downtown Greenwich, CT, 78 residences by Caspi Development, Robert A.M. Stern Architects, and Bryan O'Sullivan Studio, priced from $4.5 million.

Sales have officially launched at Chilston Court, the only new luxury residential development in downtown Greenwich, Connecticut.

The 78-residence collection comes from Caspi Development, the firm behind Tribeca's Fouquet's New York, working with Robert A.M. Stern Architects and AD100 designer Bryan O'Sullivan Studio, the team behind Claridge's in London.

Two buildings at 275 and 290 Mason Street make up the development, steps from the Greenwich train station and the boutiques and restaurants of Greenwich Avenue. Residences run from two-bedroom to penthouses, priced from roughly $4.5 million to more than $10 million, with two-bedroom homes starting around 2,000 square feet, a scale the team describes as evoking a backcountry estate within the density of downtown.

The architecture draws on Beaux-Arts, Italianate, and Georgian Revival precedent, built in Alabama Silver Shadow limestone, granite, and custom-molded brick in plum, rose, and tan tones. The massing steps down toward Greenwich Avenue to meet the scale of the corridor, and townhouse-inspired street elevations, Juliet balconies, and a careful hierarchy of windows and loggias give the facades depth rather than a flat luxury-condo face.

Inside, Bryan O'Sullivan Studio has built out interiors with single-slab marble kitchens, custom parquet flooring, bespoke lighting, and ceilings over nine feet throughout the living spaces. Kitchens pair oak cabinetry and reeded glass with Sub-Zero and Wolf appliances, while primary bathrooms are clad in Arabescato Corchia with radiant heat flooring and Waterworks fixtures throughout.

The amenity program reads like a hotel's. A vaulted, stained-glass-skylit lobby will lead into an indoor swimming pavilion with a hand-painted ceiling mural by Claire de Quénetain, a wellness spa with hot tub and cold plunge, and a Technogym fitness club. There's also a burgundy-lacquered library, a private dining room with its own catering kitchen, a marble-clad speakeasy, a game room, a children's playroom, and a pet spa with dog park, alongside a landscaped courtyard with grills and fire pits.

Chilston Court arrives as the first project of its kind in downtown Greenwich in years, and the team behind it is betting that a location this rare, paired with design at this level, won't come around again. Completion is expected in 2028.
