Newmark announces the Company's Capital Markets team in Munich has arranged the sale of Munich-LEN, an 11,500-square-meter light industrial property in Ismaning. The seller is the project developer Binnberg Architekturentwicklung, and the buyer is the global asset manager Nuveen which acquired the asset on behalf of professional wealth investors in its flagship Global Cities Real Estate strategy.
"This transaction creates a new benchmark for light industrial real estate in Germany. Investors are willing to pay top prices for quality, sustainability and stable cash flows," said Marcus Lütgering, Country Head Germany at Newmark. The 2023-built Munich-LEN is fully leased, with modular units offering a combination of warehouse, production and high-quality office space, catering to companies in the light industrial, production and research & development sectors. The property was built to KfW 40 standards and features PV systems and prepared charging infrastructure for EV. The architectural design, featuring translucent facade elements, creates bright, functional workspaces and supports energy-efficient building use.

Ismaning is one of the most popular commercial locations north of Munich. The site offers good connections to federal highways and public transport (S-Bahn line S8) and combines established commercial structures with proximity to the state capital. This creates a location with high accessibility and attractive conditions for companies.
