Lexington Exchange Continues Momentum with Major Retail Commitment in St. Mary’s County

The Home Depot will open its first location in Southern Maryland at the Lexington Exchange business community in California, Maryland, joining Aldi, Chipotle, RC Theatres, and Royal Farms.

Mixed-use development attracts nationally-recognized retailer as leasing and development activity accelerates

BALTIMORE, MD - St. John Properties, Inc. announced the sale of a 13.52-acre parcel to The Home Depot, marking another significant milestone for Lexington Exchange, its 140-acre mixed-use business community in California, Maryland. St. John Properties' Alex Lyons, Assistant Vice President, Acquisitions and Bill Holzman, Senior Vice President, Retail, handled negotiations on behalf of the developer, while Greg Ferrante, Executive Vice President of Segall Group, represented the purchaser.

The Home Depot has committed to Lexington Exchange with plans to open its first location in Southern Maryland. The retailer will join an expanding lineup of businesses that includes grocery store ALDI, convenience store Royal Farms, Chipotle Mexican Grill, and RC Theatres. Lexington Exchange is minutes from Patuxent Naval Air Station, which employs more than 20,000 military and civilian personnel.

This marks the latest addition to Lexington Exchange's growing roster of retail, office and service-oriented users and reinforces the development's position as a premier destination for business, employment and consumer activity in Southern Maryland.

The business community presently contains five buildings, including approximately 120,000 square feet of flex/R&D space and 65,000 square feet of retail. Located along Three Notch Road (MD Route 235) and within one-half mile from Patuxent Beach Road (MD Route 4), the park is configured to support approximately 600,000 square feet of commercial space.

St. John Properties and development partner Chaney Enterprises are presently marketing several pad sites at Lexington Exchange suitable for restaurants, financial institutions, or urgent care facilities. Nearly 45,000 consumers reside within a five-mile radius, and approximately 35,000 vehicles pass Lexington Exchange daily via Three Notch Road.
