• JLL Capital Markets has arranged the $36 million sale of a 54,504-square-foot FedEx industrial service facility in Northborough, Massachusetts
• NorthBridge Partners sold the asset to LaSalle Investment Management

BOSTON, Nov. 6, 2026 - JLL Capital Markets announced today the $36 million sale of a 54,504-square-foot industrial service facility located at 300 Bartlett St. in Northborough, Massachusetts.
JLL represented the seller, NorthBridge Partners, in the off-market transaction. LaSalle Investment Management acquired the asset.
Situated on approximately 25 acres, 300 Bartlett Street is a fully leased truck terminal occupied by FedEx Freight. Originally developed as a build-to-suit property for FedEx, the asset was recently expanded to encompass 54,504 square feet and now includes a cross-dock freight terminal, maintenance facility and supporting operational space.
The property features 76 dock doors, 309 trailer parking positions and 116 employee parking spaces, providing the infrastructure necessary to support high-volume freight movement and regional distribution operations. The low building-to-land coverage ratio, extensive secured yard area and purpose-built design make the facility difficult to replicate within the Greater Boston market.
The property serves as a mission-critical facility within FedEx Freight's regional network and benefits from a strategic location at 300 Bartlett Street in Northborough along the Interstate 495 corridor. The site offers convenient access to Interstate 495, Interstate 90, Interstate 290 and Route 20, providing connectivity to major population and employment centers throughout Massachusetts and the broader New England region, including Worcester, Boston, Providence and Manchester. The location also benefits from proximity to rail and intermodal transportation infrastructure that supports efficient freight movement across the Northeast.
Northborough is located within MetroWest Boston, one of New England's most established logistics and distribution corridors. The property draws from a large regional consumer and labor base and sits near a diverse mix of employers spanning logistics, advanced manufacturing, life sciences, technology and distribution industries. Combined with the area's barriers to new industrial development and limited availability of specialized transportation facilities, the asset is uniquely positioned to support long-term occupier demand.
The JLL Capital Markets team was led by Senior Managing Director Michael Restivo and Senior Director David Coffman, along with Director Tommy Hovey.
"Purpose-built transportation assets leased to creditworthy occupiers continue to attract significant investor interest, particularly when they serve an essential role within a tenant's network," Restivo said. "300 Bartlett Street offered a rare opportunity to acquire a highly functional FedEx Freight facility in a supply-constrained logistics corridor serving Greater Boston and the broader New England region."
