Dual transactions in Nashville and Denver advance institutional lending strategy across two of the nation's top multifamily markets
● Floating-rate senior bridge loan secured by Grace Apartments, a 383-unit Midtown Nashville community
● Floating-rate senior bridge loan secured by Sorella at Loretto Heights, a 374-unit Class A community in Denver
● Berkadia and CBRE served as brokers on the respective transactions
INDIANAPOLIS, Ind. (October 21, 2026) - Broadshore Capital Partners, now the institutional investment and lending arm of Milhaus SRG, a national, vertically integrated multifamily platform, announces the closing of two floating-rate senior bridge loans. Both loans closed in September 2026 and are secured by Grace Apartments in Nashville, Tennessee, and Sorella at Loretto Heights in Denver, Colorado.
The financing for both properties will facilitate continued lease-up and stabilization of newly delivered institutional-quality assets in two of the country's most active multifamily markets. Nashville and Denver continue to attract strong renter demand, making both markets well-suited for transitional bridge lending strategies. Broadshore Capital Partners completed each transaction in partnership with an institutional investor with whom it maintains an active lending relationship focused on sourcing and executing bridge financing opportunities across the United States.
Leadership Perspective
"Nashville and Denver represent two of the most fundamentally sound multifamily markets in the country, and both of these properties reflect exactly the quality of collateral and long-term fundamentals we seek," said Brad Howe, Chief Investment Officer at Milhaus SRG, former Chief Executive Officer, Broadshore Capital Partners. "These closings build on the momentum we have generated following the integration of Broadshore Capital Partners into the Milhaus SRG platform and reflect our growing ability to source and execute complex bridge financing opportunities at scale across the country."
The Tennessee transaction is a floating-rate senior bridge loan secured by Grace Apartments, a newly delivered 383-unit multifamily community in Nashville's Midtown submarket. Delivered in August 2025, the property features institutional-quality construction alongside a curated amenity package that includes a resort-style pool with sundeck and cabanas, a sky lounge with outdoor terrace, a state-of-the-art fitness center with yoga and Pilates studio, a controlled-access parking garage, and a private dog run. Berkadia's Frank Adams, Laura Cathlina and Anna Burns served as brokers on the transaction.
The Colorado transaction is a floating-rate senior bridge loan secured by Sorella at Loretto Heights, a 374-unit Class A multifamily community located within Denver's Loretto Heights neighborhood. Delivered in 2024, the property consists of eight garden-style and wrap mid-rise buildings ranging from three to five stories, totaling approximately 323,248 net rentable square feet. Unit interiors feature quartz countertops and stainless-steel appliances. Community amenities include a rooftop lounge with outdoor patio deck, coworking and business center facilities, a 24/7 fitness center, surface and structured parking with EV charging, and parcel lockers. CBRE's Jill Haug, Alexandra Scott and Brady O'Donnell served as brokers on the transaction.
Deal Team
"Both transactions presented a compelling combination of basis protection, institutional-quality collateral and a clear path to stabilization," said Chris Miller, Senior Vice President, Broadshore Capital Partners. "The quality of each sponsorship group, paired with the differentiated locations and curated amenity packages at both properties, gave us strong conviction in the underwriting and strong confidence in the long-term performance of each asset."
Together, the two closings reflect Milhaus SRG and Broadshore Capital Partners' strategy to deploy institutional capital into newly delivered multifamily assets with strong lease-up trajectories and compelling market fundamentals. The company continues to expand its lending platform across major U.S. markets by leveraging deep institutional relationships and on-the-ground market expertise developed over more than 35 years.
