(HOUSTON, TX) - Rycore Capital has closed on the acquisition of Point West Business Park, a 144,810 SF small bay industrial park in Houston's Southwest Outer Loop. The three-building property is located at 10161-10175 Harwin Drive.
Point West has averaged 92% occupancy over the past five years, reflecting strong tenant demand for its small-bay suites, and the property sits in one of Houston's tightest industrial submarkets. Rycore plans to grow cash flow by bringing below-market rents to market as leases roll and making targeted improvements to reposition suites for today's small-bay tenants.
"Point West is a great way to close out a very busy year for Rycore," said Sydney Wright, Director at Rycore Capital. "This acquisition pairs durable in-place cash flow with a clear path to value creation. The property has a long track record of stable occupancy, and its small-bay suites serve exactly the type of tenants driving demand in Southwest Houston. With rents below market and a well-defined repositioning plan, we see meaningful upside that we can unlock through hands-on leasing and operations."
