SHERMAN OAKS, Calif., Aug. 27, 2026 - Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today the sale of 4742 Sepulveda Blvd., a 21-unit multifamily property in Sherman Oaks, California. The property sold for $6.98 million, or $332,380 per unit.
"Newer construction multifamily assets with minimal near-term capital requirements remain highly sought after in the San Fernando Valley," said Sam Liberow, senior managing director investments. Liberow, in Marcus & Millichap's Encino office, had the exclusive listing to market the property on behalf of the seller, Southview Investment Company, and procured the buyer, Xenon Investments.
Built in 2014, the 28,150-square-foot property is situated on a 0.37-acre parcel at 4742 Sepulveda Blvd. in Sherman Oaks. The property consists of 21 units, including 19 two-bedroom, two-bath units and two studio units.
